• If it's a shared accommodation, generally, you will have to make up the rent if one of your flat mates leaves. Moreover you will chance that your flat mates have the same personality. And, you will be the only guarantee of your rights in front of people you don't know.

 

• If it's a flat you will have to pay monthly rent, and two months rent for the deposit and the length of the contract will not be less than a year.

 

• In most of the cases they will demand proof of a job contract or a bank guarantee (which suppose to have an account and money in an immobilized Spanish bank and for value of one year renting, to go to the notary and to pay the corresponding fees).

• By an estate agent:

• They do not rent rooms in flats to share

 

• They do not rent for less than one year

 

• They will demand the same conditions as the particular

 

• You will have to pay a commission of one month (our opinion is you should pay it to the landlord and it is what we do in practice)
